Sustainable Investment | Prioritizing the acquisition of green building certifications on new investments, we apply systematic ESG due diligence processes. For existing assets, we implement regular equipment upgrades to continuously enhance environmental performance. Additionally, we develop strategies for achieving Net-Zero for each asset and analyze climate-related risk scenarios. |

Green Building Certification
In 2018, Alphadom Tower demonstrated commitment to sustainability by achieving LEED BD+C Silver certification in design and construction phase. We took this a step further by earning the Platinum rating in the LEED O+M evaluation in 2024, reaffirming our excellence in environmental performance in operations and maintenance. Since 2024, we have participated in the Global Real Estate Sustainability Benchmark (GRESB) assessment, a global evaluation of real estate asset sustainability, achieving the highest rating of 5 Stars.

Sustainability of Alphadom Tower
Alphadom Tower serves as a model for sustainable building management, implementing a range of environmental management strategies, such as maximizing energy efficiency and reducing unnecessary consumption, while expanding the use of renewable energy to contribute to carbon emission reduction. Additionally, we systematically operate a water management system and a waste management program. Through this comprehensive approach, Alphadom Tower achieves both long-term asset value enhancement and environmental protection.
Energy Efficiency
By replacing all common area lighting with high-efficiency LED fixtures and participating in the Demand Response (DR) program, Samsung SRA Asset Management significantly reduced power usage (100kWh) and overall energy consumption. Additionally, through the advanced Building Management System (BMS), we have significantly enhanced the efficiency and safety of energy management.
Water Efficiency
Enhancing water efficiency by conducting regular inspections and upgrades of stormwater and greywater treatment facilities and utilizing reclaimed water not only in retail restrooms but also for landscaping. Furthermore, we have established a systematic water resource management system by enabling real-time monitoring of reclaimed water usage through stormwater and greywater flow meters.
Renewable Energy
A state-of-the-art 105.84kW BIPV (Building Integrated Photovoltaic) system was installed on the building's roof to maximize eco-friendly energy production. Maintenance is carried out by replacing damaged BIPV modules and cleaning them regularly to maintain energy efficiency. Solar power generation is monitored in real-time, which directly supplying electricity to the building systems.
Waste Management
Samsung SRA Asset Management introduced the "UpBox" platform, a professional waste management service that streamlines the separation and monitoring of workplace waste disposal. General waste disposal is managed through the "Olbaro System," which tracks waste volumes, and general waste is recycled into solid fuel products, contributing to resource circulation and sustainability.
Alphadom Tower's Environmental Performance
To systematically manage Alphadom Tower's environmental performance, Samsung SRA Asset Management implemented a real-time monitoring system that tracks key environmental indicators, including energy consumption, water usage, and waste generation. This data-driven approach enables continual improvements, with specific reduction targets set to minimize environmental impact.

Samsung SRA Asset Management has set goals to reduce energy usage by 3% by 2026, increase the use of renewable energy to 45% by 2030, and reduce greenhouse gas emissions by 99.3% by 2051. Calculation of Financed Emissions by Samsung SRA Asset Management
Samsung SRA Asset Management has calculated its Category 15 (Investments) emissions under Scope 3 as part of its climate risk management and ESG initiatives. In particular, by calculating and disclosing the latest financed emissions for its domestic and international real assets under management, Samsung SRA aims to lay the groundwork for future greenhouse gas reduction efforts and enhance transparency in investor asset management information.
